Level 6 · The podium
The new MABA office and a 3×3 basketball court with tiered seating, carrying the association's own branding. Below it, five levels of car park — 391 bays plus six EV bays. Level G holds the main lobby, retail and a food court.
Jalan Hang Jebat · Kuala Lumpur City Centre
A twin-tower redevelopment of the former Wisma MABA by EXSIM and the Malaysian Basketball Association — 914 serviced residences and office suites, 160 metres from Merdeka MRT, interiors by Mana Mana Hospitality.
Wisma MABA stood on Jalan Hang Jebat for forty years as the home of Malaysian basketball. In November 2025 it came down.
Wisma MABA stood on Jalan Hang Jebat for forty years as the home of Malaysian basketball. In its place, EXSIM MABA Sdn Bhd — EXSIM Group in joint venture with the Malaysian Basketball Association — is raising two towers of 54 and 50 storeys on 1.328 acres, holding 914 serviced residences and office suites.
The address does the work. Menara Merdeka Maybank, the second-tallest building in the world, is 118 metres away — a two-minute walk. Merdeka MRT station (KG17) is 160 metres; Petaling Street 240 metres. From that one station it is one stop to Pasar Seni, one to Pavilion Bukit Bintang, two to TRX and two to KL Sentral.
Both towers face the same two things: KL city to the north, Menara Merdeka Maybank to the south. Level 6 holds the new MABA office and a 3×3 basketball court — the reason the association stays in the building after the last unit is sold. Unit interiors are designed by Mana Mana Hospitality, the short-stay operator within EXSIM Hospitality Berhad.
The second-tallest building in the world is a two-minute walk. Its office population, its mall and Stadium Merdeka are the precinct you live inside.
Station KG17. One stop to Pasar Seni, one to Pavilion Bukit Bintang, two to TRX, two to KL Sentral. A tenant here does not need a car.
Chinatown, the heritage shophouses and the night market are the other side of the block — the half of KL that visitors actually come for.
Office suites from 323 sq ft and residences from 484 sq ft keep the entry cheque small and the yield arithmetic workable at city-centre pricing.
Tower A runs to Level 54, Tower B to Level 50, on a single podium over 1.328 acres — scale that supports real facilities and real management.
Level 6 holds the new MABA office and a 3×3 basketball court. The association does not leave when the last unit is sold.
Unit interiors are designed by Mana Mana Hospitality — the short-stay brand of EXSIM Hospitality Berhad, which runs twelve properties across five Malaysian cities.
EXSIM has completed and handed over 37 developments and 19,250 units, every high-rise GBI or GreenRE certified, at an average QLASSIC score of 80%.

Everything in Kuala Lumpur is measured against one tower. This one is measured in metres from it.

Facility names and levels are taken from the developer's sales kit dated 2 October 2026. Car park bays are sold separately and are not included with the units.
A 484 square foot suite opposite Merdeka 118 is worth what someone will pay to sleep in it. That is an operating problem, not a property one.

MABA Suitez is operated by Mana Mana Hospitality — the short-stay brand of EXSIM Hospitality Berhad, and the same team already running Scarletz, Ceylonz and Expressionz in KLCC, Millerz Square on Old Klang Road, and Mossaz in Empire City.
For an owner that means the suite is listed, priced, cleaned, checked in and reviewed by an operator doing it at scale two kilometres up the road — instead of by you, from another country, on a platform you would have to learn.

The seam where the old city — Chinatown, Petaling Street, the stadium — meets the newest skyline in the country.

MABA Suitez is developed by EXSIM MABA Sdn Bhd — EXSIM Group in joint venture with the Malaysian Basketball Association, which owned the original Wisma MABA site and chose to redevelop it rather than sell.
EXSIM moved from timber into property development in 2008. It has since completed and handed over 37 developments and 19,250 units across nine states, every high-rise certified under GBI or GreenRE, with sixteen Gold GreenRE certifications and an average QLASSIC score of 80%.
Four-time winner at the FIABCI World Prix d'Excellence Awards and eight-time winner of the Malaysia Property Award — most recently Millerz Square and The Arcuz, both World Silver in 2026.

On Jalan Hang Jebat in Kuala Lumpur, on the site of the former Wisma MABA. Menara Merdeka Maybank is 118 metres away (a two-minute walk), Merdeka MRT station (KG17) is 160 metres, and Petaling Street is 240 metres.
Yes. A 360° tour of the address is live and embedded in the Virtual Tour section of this page, or you can open it directly at 360vr.my/exsim/maba. It is an aerial panorama taken from the site, with the surrounding landmarks tagged as you turn — Menara Merdeka Maybank to the south, the KL skyline, the Petronas Twin Towers, Pavilion KL, Berjaya Times Square and TRX. A Level View toggle shows how the outlook changes as you go up the tower. The show unit is not built yet, so there is no interior walkthrough; for that we will take you through the floor plates on a live video call.

Ground was broken on 30 November 2025. The developer states completion within 60 months from the APDL.
Foreigners can generally buy in Kuala Lumpur above the state's minimum purchase price for foreign buyers, subject to consent and to the developer's own allocation for foreign purchasers. The threshold and the treatment of serviced apartments versus office suites differ — ask us and we will confirm the position for this project before you commit.
Leasehold, as stated in the developer’s sales kit. Maintenance is RM0.99 per sq ft including the sinking fund, and car park bays are sold separately — 391 bays plus six EV bays serve the development.
Before you commit to a project under construction, look at the ones already built and handed over. These are EXSIM's own project films.
